VALUATION
First, you will require a valuation.
Stewart Balfour & Sutherland can offer you a free, no obligation, and accurate appraisal of the current market value of your home. Our experienced property valuers, Nigel McAfee and Jacqueline Shaw, will provide you with a valuation based on their in depth local knowledge and our extensive database of recently sold properties.
Is it best to ask an ‘Offers Over’ price or a ‘Fixed Price’? We will advise you on the right strategy for your home taking into account current market conditions.
At this early stage we will discuss our fee structure with you and it is worth noting that, as solicitors, Stewart Balfour & Sutherland can also take care of your conveyancing needs. Many clients find it to be a substantial benefit having the whole selling process dealt with ‘under one roof’.
INSTRUCTION TO SELL
Provided you are happy with our valuation, and wish to instruct us as your Estate Agents, we will then prepare a detailed brochure of your property for you, inclusive of colour photographs and floor plan. Your approval will be required prior to the commencement of marketing.
HOME REPORTS
Since 1 December 2008, it is a legal requirement for the seller to obtain a Home Report before marketing is commenced. This comprises a Property Questionnaire, Energy Report and Single Survey.
The Property Questionnaire is completed by the seller and provides useful information for potential buyers. It includes the council tax banding, any factoring arrangements, relevant local authority notices and alterations made to your home. It is aimed at reducing the risk of difficulties or delays.
The Energy Report assesses the efficiency rating and environmental impact of your home in terms of carbon emissions, and helps buyers to compare energy costs between homes. It also recommends ways to improve energy efficiency and reduce emissions.
The Single Survey provides detailed information about the condition and value of your home, together with an accessibility audit. In conjunction with the Energy Report, it is compiled by a Chartered Surveyor.
Stewart Balfour & Sutherland can commission this report on your behalf and will give you an indication as to the cost involved on our initial visit to your home.
MARKETING
Once you have seen and approved both the sales brochure and Home Report, we will be in a position to start marketing your house for sale.

VIEWINGS
To show your home in the best possible light, try to ensure everywhere is tidy, the windows are clean, and that the kitchen and bathroom ‘sparkle’. Vases of flowers and fresh coffee are a good idea, and always make sure you end the viewing in the best room of the house.

NOTIFICATION OF INTEREST & CLOSING DATES
When two or more parties have formally expressed their interest in your home, we would discuss setting a ‘Closing Date’ with you.
On this date, all interested parties will be invited to submit their best offers in formal legal terms through their solicitor.
