The site lies just over a mile from the heart of Campbeltown.  It is, however, set in a peaceful and tranquil rural spot, enjoying sweeping open views all round over Kintyre’s finest farm land, with a particularly appealing westerly outlook over the Laggan towards Machrihanish.  The site measures approximately 0.5 hectare (1.23 acres) in total.  

Planning Permission in Place
Full Planning Permission for the erection of five houses was issued by Argyll & Bute Council under planning reference 07/00983/DET on 21st January 2008.  The development is deemed to have been commenced by the demolition of the former farm steading buildings on site.  The planning consent has been effectively renewed by variation of the planning conditions under a further Planning Permission reference 13/00002/PP dated 11th February 2013.  Full particulars of the current permission can be obtained from the selling agents.  Alternatively, the details can be conveniently viewed online at the Argyll & Bute Council website by following the “find and comment on a planning application” link and searching under the above noted reference numbers.  

The Planning Permission indicates a thoughtful and well laid out scheme of five houses, all with garages:-

2 x single storey three bedroom houses;

2 x single storey two bedroom houses;

and

1 x two storey four bedroom house.


The site may be seen as an attractive proposition to the local builder or developer, as it presents a relatively modest project which, even in current difficult economic conditions,
may be capable of profitable return in a relatively short period.


Servicing

The purchaser of the development will require to meet certain terms of the Planning Permission prior to commencement of construction of the first house and to provide all necessary common servicing prior to completion of the first house on site.  Mains water and mains electricity are both available close to the site, with the developer being required to obtain all necessary wayleave and connection consents from the statutory providers.  The private farm access road will require upgrading (as noted below) and an internal road and turning areas will be required within the site, as indicated on the Planning Permission drawings.  Installation of a new shared common sewage treatment plant with soakaway, within the site, will be required to serve the five individual properties.  

Price

Offers over £150,000 are sought, reflecting full planning permission held and site clearance work undertaken by the vendor, to date.  This envisages the purchaser undertaking all future development costs.  The seller is willing to consider proposals for payment of the price on a deposit and instalment basis.  

Access and Viewing

The site lies to the west of Campbeltown and is accessed from the end of Hillside Road.  A private farm road leads from the end of the public road a distance of about three quarters of a mile, past Hillside Farm on the left and then on towards Gortan.  The site lies immediately beyond Gortan Farmhouse, with the track leading past the farmhouse on its north side.  Plans are attached to indicate the extent, position and location of the site.  

The Planning Permission requires the developer to upgrade the private farm road.  The works will in particular require the provision of six passing places at specific points along the route.  A servitude right is held to permit the required works on the adjacent farm land along the route.  The concrete rubble from demolition of the steading buildings has been retained and is heaped on site and will be available to the purchaser as bottoming for the passing places.  

The development site can be viewed at any time convenient to prospective purchasers.  However, all parties intending to view/inspect are requested to contact the selling agents in advance to confirm their intention and to be in possession of a copy of these property particulars.
