TEMPLARS HALL SITE
The ground offered for sale occupies a prime site on the north west of Campbeltown on the main A83 entering the town from the north with frontage onto Millknowe Road about ¼ of a mile from the town centre. Extending to 0.35 acre (0.14 ha) in an area which is a mix of administrative, leisure and sheltered housing with Argyll Bowling Club to the north of the shared boundary, Hazelburn Business Park and the newly constructed police station directly opposite.
Planning permission in principle, Argyll & Bute reference 11/01235/ppp has been obtained for the erection of a class 4 (business) office. A conceptual drawing shows how the building may look comprising a single storey office complex incorporating nine large rooms, conference suite and associated facilities together with on site parking. The complex could be used by either a single occupant or a number of independent users each sharing the common facilities.
Although the planning consent in principal is for class 4 (business) office, this may be adapted subject to amended planning consultation and consents, to possibly a multi-use site to incorporate office combined with storage and/or workshop facilities. For example an office with smaller secondary area such as a store or small workshop area.
The building shape and layout are for indicative purposes only, however the proposal does offer extensive flexibility in terms of accommodation which could be adapted to suit users requirements and intended occupancy.
Land close to the town centre and with permitted planning consent is rarely available in Campbeltown and this 1/3 acre site presents an excellent investment/development opportunity potential.
For example the design can be developed further as there is scope to add a second storey, or part thereof, thus increasing the useable floor area and accommodation considerably. Variations on the layout, size of rooms and connecting office suites may also provide an attractive option. In addition there is potential to create a rather elegant sophisticated and contemporary interior throughout and in particular to the conference space and premium offices with the inclusion of vaulted ceilings and exposed feature timbers.
Externally the conceptual drawing indicates a traditional facade to Millknowe Road with features stylised in keeping with the neighbouring listed buildings. Again there may be potential to develop and design the elevations to reflect any building layout.
