Originally two byres, this DETACHED STONE COTTAGE, with very thick walls, was created by conversion over twenty years ago. Set in one of the most beautiful positions on Islay, .the cottage lies within the hamlet of Carnduncan in the North West of the island. From an elevated position, expansive westerly and southerly views are to be enjoyed across the fresh waters of Loch Gorm to the sea. On a clear day, the coast of Northern Ireland can be seen.
The property is situated just off the B8018 public road, on the west of the Island, approximately half way between Foreland House and Sanaigmore where the public road terminates. The island’s administrative centre at Bowmore is about twelve miles distant. The famous white sands of Machair Bay are about four miles away and just over the hill to the east, at Loch Gruinart, there is the RSPB Wildlife Reserve. Leisure and sporting pursuits include ornithology, fishing, stalking and hill walking. The island has a number of natural harbours and is home to eight distilleries as well as the challenging golf links at Machrie, near Port Ellen. A location plan is attached to indicate the position of the Carnduncan settlement which now comprises a total of eight restored houses and one new build.

Furnishings and contents may be available for separate sale. Vinyl floor coverings are fitted throughout the ground floor except in the bedroom which is carpeted.
A good sized garden is provided to the west side of the property, mainly in grass, with a smaller area included at the rear (north) of the cottage. To the front of the property, the courtyard/driveway and turning area is shared with Drumlanrig Cottage.

Rights of access will be granted over the sections of private roadway coloured red, blue and pink on the plan. The area shaded orange pertains to Byre Cottage. The section shaded purple, comprising access driveway and parking area, will be common to Byre Cottage and Drumlanrig Cottage.
Access, Location and Directions
From Bridgend take the A847 towards Bruichladdich/Port Charlotte. After about 4.2 miles, turn right on to the B8018 towards Sanaigmore.
Travel approx. two miles, then turn right (still the B8018), just after a stone cottage on the right hand side. Carry on for just over a mile – Carnduncan Township is up on the hill to your right. It is signed Carnduncan at the foot of the access road.

The Carnduncan Residents Association has been formed to adminsiter common parts and services. The owner of Byre Cottage at Carnduncan pays £15.00 per month as a contribution to the Association. This covers matters such as track maintenance, septic tank emptying, and pump house electricity supply.
