Planning Permission in principle, reference 22/00462/PPP dated 14 December 2022 has been issued by Argyll and Bute Council for the erection of a single storey dwellinghouse on each plot. Full particulars of the Planning Permission can be viewed on the Council’s website. Alternatively, the Selling Agents will provide interested parties with a copy.
Access to the plots will be taken directly from the public road. The plots are un-serviced and, whilst it is believed that mains water and electricity are to hand, it will be the responsibility of the purchaser to make their own enquiries in that regard. Domestic foul drainage would require to be accommodated within the plots.
Prospective purchasers are required to satisfy themselves in relation to planning requirements by reference to the conditions of the existing Permissions and by making their own further enquiries.
SERVICES
Connection of all services to the plots including the installation of a septic tank and soakaway to the requirements of the Scottish Environment Protection Agency will be the responsibility of the purchaser.

No prior viewing arrangement is necessary. Parties viewing are, however, requested to notify the Selling Agents accordingly, either before or immediately after site inspection.

Titles to all four plots will be granted on the basis that they will include a right of pre-emption in favour of the sellers ie. the sellers will have a right of first refusal on future sales of the plot and dwellinghouse erected thereon.
