ISLE OF ISLAY
Ellister Lodge, at Easter Ellister, Islay, is a bespoke detached single storey house. It was built in 2008 by Woodrow Builders and is of timber framed construction. The property occupies an elevated position, at Easter Ellister Steading. It has a south-easterly and south-westerly aspect, with superb views over Loch Indaal to the Mull of Oa and to Ireland.
Internally, the accommodation is well appointed and spacious. It is suggested that the layout could readily be altered to create additional bedrooms. All windows are double glazed. Space heating is provided by electric storage and panel heaters throughout the property. Additionally, an air source heater in the main hall, with invertor wall mounted externally, is provided.
Front door accessed by ramp leads to vestibule.
Facing south-east, with internal toilet off, containing w.c. and wash-hand basin; currently used as a reception room.
To the front (south-east), with patio doors.
Off sitting room, with airing cupboard off.
Internal Shower Room:
With instant electric shower.
With views out to the south-east and south-west; solid wood flooring; patio doors.
With windows to north-east and north-west and including en-suite bathroom.
With windows to north-west (rear), and with separate en-suite shower room and box room.
Another public room, to the south-west, with patio doors out to extensive decked patio.
Large and pleasant with rural outlook; fully fitted with island unit; includes electric cooker with cooker hood and wood fired Esse cooker with two ovens; door out to garden.
Off kitchen, with further back door to courtyard.
At the rear, the property includes a courtyard area for parking, with raised vegetable beds. The two timber sheds will be included. To the south-west side, the property includes extensive patios and timber decks, provided in 2013 to take full advantage of the outstanding outlook. The decking extends over an extensive banked area, covered in bracken and brambles.
Private drainage to shared bio tank, just outwith the property which serves both Ellister Lodge and Ellister Cottage.
A wind turbine owned outright, and located on hill land to the east of the house, is included. The turbine has, however, been blown over and is not currently functioning. The Proven six kilowatt installation will be included, without warranty, all relative equipment and machinery being installed in the house.
The sellers own the adjacent land and steading. They therefore intend to reserve a right of pre-emption, in standard terms, over the property changing ownership.
